Privacy Policy

Growing Hernando is a free website operated by StorySmith Creative LLC, a Florida limited liability company. This policy describes the information the site actually handles. Effective date: November 3, 2026.

What we collect

  • A device ID stored in this browser, used to tell one browser from another.
  • A starting spot you choose for the map, stored in this browser until you save it on an account.
  • Follows you save (a parcel, an area, a meeting, or a keyword). Without an account, those follows are stored on our server under that device ID.
  • If you create an account: your email address, a hashed password (not the password itself), the follows saved on the account, and a starting spot if you save one. A sign-in cookie keeps the session. The cookie is for this site only.
  • If you tap Turn on notifications and allow them, we store the push subscription this browser creates. That is an address and two keys from the browser's push service. It is tied to this device ID. If you are signed in, it is also tied to the account. We use it only to send one short notification when a check finds new matches on your follows. The notification does not include owner names, your email, or a mailing address.

We do not sell this information. We do not run advertising. We do not collect owner mailing addresses. Owner names from the public parcel layer are shown only for parcels tied to a tracked development site.

The site uses Vercel Web Analytics to count visits anonymously, with no cookies, no cross-site tracking, and no personal profiles.

If you use the tip line, we keep the email address you enter, the message, the type of note, and any name or parcel you choose to add. We use that only to read and review the note. We do not publish your name or email. A note from the tip line is not posted on the site by itself. Rumors reach the site only after they are in Zone Bot's verified batch.

We keep the email address each account signs up with. We will send news and updates only to people who opt in, and each message will include an unsubscribe link. Alerts and notifications stay separate.

Where it is stored

The site is hosted by Vercel. Account records, follows, tip-line notes, and phone-notification subscriptions saved on the server are stored in Vercel Blob storage in the United States. The website itself is hosted by Vercel in the United States. The device ID and the starting spot also stay in this browser until you clear that data. A notification is delivered by the browser's own push service (Apple, Google, or Mozilla, depending on the browser). We do not send your email address or password to that service.

Map tiles

The street map loads tiles from OpenFreeMap, which is built from OpenStreetMap. Aerial photos load from Esri. When the map is on screen, your browser requests those tiles directly from those providers, including the general area you are viewing. Parcel shapes come from the public Hernando County parcel layer. We do not send your email address or password to those map services.

How long we keep it

The device ID and starting spot stay in the browser until you clear the site's data. Follows tied to a device ID stay on the server until you remove them in the app, delete an account they were moved onto, or ask us to delete them. A notification subscription stays until you tap Turn off notifications, until the push service tells us the subscription is expired or gone, or until you delete the account it is tied to. An account, its sessions, its follows, and its notification subscriptions stay until you delete the account in the app or email us and we delete them. We do not keep a separate copy in the app after that deletion. We do not offer self-service password reset, and we do not store a reset code for you to use on screen.

How to delete it

On My alerts, tap Turn off notifications to delete this browser's push subscription. Signed in, open Account and choose Delete my account. That permanently removes the account record, its sessions, any reset codes, the follows saved on that account, and notifications tied to that account. Clearing this browser's site data removes the device ID and starting spot stored on the device. You can also email growinghernando@gmail.com and ask us to delete an account, follows tied to a device, or other personal information. We review those requests promptly.

Children

This site is not directed to children under 13. We do not knowingly collect personal information from a child under 13. If you believe we have, email growinghernando@gmail.com and we will delete it.

Advertising later

Advertising is not turned on. If advertising is added later, this policy will be updated before any ad appears.

If this policy changes, we will update this page and change the effective date above before the new policy applies. The date on this page is the notice.
